Moving the central night market at Tran Hau Street into the circular canal area, Ha Tien's new urban area has increased land prices sharply and transactions are active in the second half of 2019.
The largest supermarket in the Mekong Delta
In just 3 days of opening, Ha Tien Night Market welcomed about 5,000-6,000 visitors. In addition to local visitors and neighboring areas (Ha Tien, Giang Thanh, Cambodia), the market also welcomes a large number of tourists, mainly from the Mekong Delta area to visit.
Owning more than 500 stalls, Ha Tien Night Market is currently the largest-scale night market in the Mekong Delta region, 2-3 times more than the usual tourist at night markets. In addition, the market also arranges a stage, a park, and a public space large enough to hold cultural and art exchange activities.
With a colorful space, adorned with more than 10,000 light bulbs, a market is now a place of entertainment and check-in for thousands of young people. After two months of operation, the Ha Tien night market was quickly ranked by travel websites as the top most outstanding and unique night market in the South. Adjacent to the night market, investor C&T built a series of attractive utilities such as a flower lantern channel, a 3,000 m2 butterfly and flower field, a children's play area, and a Lotteria store (coming soon).
Ha Tien night market is currently the largest night market in the Mekong Delta area, attracting a large number of visitors.
Ha Tien Night Market owns a variety of goods with typical shopping areas of coastal cities or specialty areas in Thailand and Cambodia. This is something that almost no market in Vietnam has. In addition, Ha Tien night market is also famous for its rows of fresh seafood kiosks and local street foods that create an attractive attraction for visitors.
A huge attraction for tourism
Not only a shopping area, but a successful night market can also become a lever to boost the local economy.
For example, the "signature" area that attracts a lot of visitors today is Phu Quoc night market (Bach Dang junction - Nguyen Dinh Chieu). According to 2017 statistics, on average, this market welcomes about 2,500 visitors per night, with an average spending of 70 USD/per person. Opened less than 2 years ago, the Phu Quoc night market has attracted 3,500 guests/night, average spending increased to 150 USD/person (statistics for the first 6 months of 2019). Thus, on an average day, the night market alone has brought about more than 10 billion VND to Phu Quoc. Not to mention, the value of the real estate and the value services around this night market within a radius of 1 km has increased by 300%, and small businesses and people benefit greatly.
This scenario is repeated in Ha Tien City when more and more tourists flock to the night market. Statistics on the forums, the number of "check-in" in October doubled in September. Meanwhile, seafood traders revealed that every weekend, a kiosk can be collected evenly 3-4 million, an increase of about 40% compared to before.
Mr. Phung Khanh, a small business owner, shared that because the night market is built with continuous utility, the landscape is beautiful, so tourists and people come here to shop, have fun, and relax. This stimulates buying power more than before.
Real estate prices skyrocketed
According to statistics of Ha Tien City, in 2018, the city welcomed 2.6 million visitors. Only in the first 3 quarters of this year, it welcomed 2.4 million visitors, continuing to maintain its position as the second-highest tourist attraction in the Delta, only after Phu Quoc. It is expected that by 2020, the whole city will welcome more than 3 million visitors per year.
According to a general survey of many travel companies, nearly 90% of tourists come to the night market during their travel journey. Thus, Ha Tien Night Market is holding a great advantage when it can access a huge source of visitors up to 3 million times per year, not to mention regular visitors from the locality and surrounding areas. Therefore, before and after the opening of the night market, real estate prices around the new urban area fluctuated strongly.
The utility system in Ha Tien new urban area is being upgraded to compete with Phu Quoc real estate
Then, thanks to owning a night market, Tran Hau is the busiest commercial hotel chain in the city with a land price of 40 million VND per m2. After the market was relocated, the land price of the new urban area fluctuated sharply. Specifically, in early 2018, the land price fluctuated at 6-9 million m2, but in the middle of this year, it jumped to 12-21 million m2. By early November, the night market front row reached 18-28 million per m2 depending on the location. After the utility items stabilize, it is expected that land prices in this area will move closer to the Tran Hau area in the next few years.
Mr. Hai Trieu, a longtime broker in Ha Tien, revealed that from September to now, secondary transactions here are much more active. A land plot of about 1.6 billion VND, just bought in three months, has taken a profit of about 250-300 million VND. Buyers are in very high demand in the facade or adjacent to the night market.
A night market is also a place where many corporations are pouring capital. Typically, the commercial service project is located right in the round canal area of Vingroup. As of November, some items of sea encroachment to implement this project are urgently deployed.
C&T Company also revealed that in December it will announce the Hatien Centroria project with a scale of 3.38ha, providing the market with 235 plots, shophouses, and shops. Ha Tien Centroria is designed with a facade of up to 7m wide, 5 floors high, an area ranging from 84-120 m2, and a flexible financial flow for many customers. The project is evaluated specifically for commercial business when embracing the super night market, adjacent to the commercial complex of Vingroup that is about to be deployed. Also at this location, in the next few years, C&T will build the tallest tourist apartment project in Ha Tien.
